AOW is a premium and standard student accommodation residence in Brooklyn, Pretoria, located just 350m from the University of Pretoria’s Hatfield campus (Gate 2).

180 William Street, Brooklyn, Pretoria, 0011 – close to UP, shopping centres, transport, and hospitals.

About 1,270 students across a variety of unit types (2-, 3-, 4- and 5-bedroom shared apartments, plus bunk options).

It is developed and managed by Caliber 651 (Pty) Ltd.

Each student receives a monthly R350 prepaid electricity/water credit, included in the package. Extra usage must be topped up. (Prepaid Utilities)

Privately Student Accommodation Policy

To help us provide safe and reliable accommodation for all our residents, Privately funded applicants are required to undergo a standard credit check as part of the booking process.

Credit Assessment & Approval

All Privately funded students (or their guarantor/parent) will need to complete a credit assessment before their booking can be finalised.

This process helps us:

  • Confirm financial responsibility and affordability,
  • Protect both the student and Apartments on William throughout the lease period, and
  • Secure your booking quickly and efficiently.

If you’re applying on behalf of a student, please ensure that the parent or guardian’s details are used for the credit check. This allows us to proceed smoothly with your application.

What Happens After Approval

Once the credit check is complete and approved:

  • You’ll receive confirmation from our rentals team,
  • You’ll be guided through the next steps to sign your booking form, pay your intake fee and confirmation fee.
  • Your accommodation for the upcoming year will be fully secured.

To make sure every student’s stay is secure and stress-free, we have a few important guidelines for our international applicants:

Credit Assessment & Payment Policy

If you do not have a South African parent or relative who can assist with a local credit check, you will need to follow our international student policy.

Under this policy, we kindly require full upfront payment of your accommodation fees for the 10-month period.

This ensures that:

  • Your accommodation is secured for the full duration of your stay.
  • Both you and Apartments on William are protected throughout the lease period.

Because we’re unable to perform a standard South African credit assessment for international students, the upfront payment helps simplify the process and gives you peace of mind that your room is confirmed.

Our Commitment to You

We understand this process may differ from what you’re used to in your home country. Our friendly team is here to guide you through each step — from payment arrangements to your arrival in Pretoria.

AOW requires a once-off R1,500 admin/booking fee, is non-refundable

As early as possible — spaces fill up quickly, especially Premium Singles. Applications usually open mid-year for the following academic year.

Yes. AOW welcomes both local and international students. Support is available to assist with remote applications.

Yes, unlimited uncapped Wi-Fi is included in rent, with no extra charges.

Yes. Every room includes a bed, mattress, wardrobe, desk, chair, bookshelf, and bin. Kitchens are equipped with fridge, stove, and microwave.

AOW has an on-site maintenance team. Students can log issues and they are attended to promptly.

No, pets are not allowed at Apartments on William.

Early termination fees may apply — tenants are bound by the signed 10-month lease agreement.
